What this number is

The year-over-year change in the S&P CoreLogic Case-Shiller U.S. National Home Price Index, which tracks repeat sales of the same single-family homes. It publishes on the last Tuesday of each month with a two-month lag.

Why it matters

It is the cleanest national read on what homes actually sell for, unaffected by the mix of homes sold. Metro-level indices for 20 cities come with it; our local pages carry the FHFA index, which covers more metros.

Questions readers ask

Why is Case-Shiller two months behind?
It uses recorded sales, which take weeks to appear in county records, and averages three months of them to smooth the series.
Case-Shiller or FHFA?
Both are repeat-sales indices. FHFA covers only mortgages bought by Fannie Mae and Freddie Mac; Case-Shiller includes all financing but fewer metros. They usually agree on direction.
